The Government’s changes to the planning system and housing are already impacting Kings Langley!
The government has announced changes that, put simply, up the housing targets in our area, lessen the protections for our Green Belt, and have put such additional pressure onto our Local Planning Authorities, that they have both changed their approaches to their draft Local Plans.
Three Rivers District Council has withdrawn its plan in order to find more sites, so it can get closer to the Government’s target. We won’t know what sites the next draft will contain until it is published, sometime in early 2026. The worry is that Numbers Farm, and/or other sites as yet unknown to us, could be included and would have a huge affect on our village!
On 11 March 2025, Dacorum Borough Council submitted the Dacorum Local Plan to 2041 to the Secretary of State for Housing, Communities and Local Government for public examination. The big change impacting Kings Langley is the addition of site Hm11 – Land at Shendish Manor and Fairfields, for 500 dwellings, plus neighbourhood facilities and a two-form entry primary school. The KL&DRA believe this is a knee-jerk reaction by DBC and that the inclusion of the Shendish site for housing is unsound. We now have to wait for the examination in public, date as yet unknown, to learn the fate of the Shendish Manor Green Belt.

Potential development at Hill Farm is now a Planning Application
For more than 25 years, our mission has been to protect and advance the general interests and environment of the residents of Kings Langley and the surrounding district.
Following a community consultation event in November 2024, the Developer has now submitted a planning application to Dacorum Borough Council for 150 homes – the consultation period has now ended and the decision to grant permission or not now rests with the planning officer at DBC.
The application for planning permission at Hill Farm includes: 150 homes, of which 50% will be ‘affordable’; a café; a shop; plus landscaping and a supportive environment (farmstead) for students at Kings Langley Senior School (KLSS) through the provision of on-site learning and therapeutic services in collaboration with Sunnyside Rural Trust. The land in question is situated north of Chipperfield Road.
Don’t be put off by this being an outline application for only the access. The intention is to build 150 homes, a cafe, a shop and school facilities. If this application is granted, then the finer detail will come in a later application, but make no mistake that the aforementioned is what will be built.
We urged residents, on this website and via social media to attend the community consultation event. Sadly, only 150 people attended the two-day event, held at KLSS and a total of just 22 comments were submitted. It is important to note that these comments were submitted to the developer and WILL NOT be considered by the planning officer as part of the planning application. It is good to be able to report that a lot of residents responded by sending in objections to the application via the Dacorum Borough Council planning portal. The KL&DRA oppose this application as it is yet another development on Kings Langley’s Green belt, as was Rectory Farm. It will come at a high cost for our village: more residents without additional infrastructure guarantees; no additional school places; and significant traffic impact, to list but a few consequences. We said Rectory Farm would open the floodgates if approved, and this is what is happening. All is not yet lost, and we hope that the strength of feeling expressed by residents in taken heed of by the planning officer.

In December 2017, 99% of respondents to a Poll of Kings Langley residents said they were opposed to development of our village green belt.
The poll took place a month after more than 800 villagers attended an Extraordinary Parish Meeting regarding Dacorum's options for further development in Kings Langley. The vast majority opposed the inclusion of four Green Belt sites in Kings Langley, one of which was Rectory Farm.

Join the KL&DRA 100 Club
The KL&DRA has a 100 Club to help pay for ongoing expenses such as website charges and internet costs, membership of associated organisations and expenses. Members pay £5 per month for each number by standing order and can have as many numbers as they wish. The total amount received each month is split 50/50 between the Association and the prize fund from which 5 prizes will be drawn. The amount of each prize is a percentage of the total received ranging from 25% for the first prize to 3% for the fifth.
